What is a BASIX Report?

In New South Wales, if you’re building a new home, undertaking renovations of $50,000 or more, or installing a pool or spa of more than 40,000 litres, you will need a BASIX (The Building Sustainability Index) certificate.

BASIX aims to create more comfortable and cost-efficient homes and additions, and requires evidence that your development plans meet energy sustainability targets.

It assesses three components of sustainable building design:

  • Water – including basic landscaping details, fixtures, water storage and use, pools and spas
  • Thermal Comfort – the thermal performance of the building fabric
  • Energy (Green House Gas Emissions) – including hot water system, heating and cooling appliances, ventilation, lighting, energy used for pool and spa heating, alternative energy, etc.

Why was BASIX introduced?

BASIX is an NSW Government initiative with the aim to reduce energy and water usage in homes across the state.

The sustainability targets set within BASIX vary depending on the climate zone and the development growth rate of the area your house will be built. BASIX targets are up to 40% reduction for household water usage (range 0 – 40%), and up to 50% reduction for household energy usage (range 10 – 50%).

The benefit of these reductions, as we often discuss at Floyd Energy®, is for a new home that delivers long term cost savings for the occupier.

As mentioned above, the BASIX assessment assesses water and energy use of your new home.

At Floyd Energy® there are two options to meet the criteria; we can deliver a NatHERS assessment that satisfies the thermal comfort section criteria, or we can facilitate the entire BASIX assessment process to make sure that your project satisfies all criteria.

Either way, we will ensure your residence complies in the most cost-effective way where possible; and will be buildable.

What is the BASIX assessment process?

The BASIX assessment process involves entering your plan’s details across the various criteria. This results in a baseline data. We then look at each BASIX section and target and work out the best way to achieve the targets set for your dwelling.

Once your plan’s criteria meets the BASIX targets for certification, you will receive a certificate that you need to submit with your building application. The certification is a document that details your commitment to your new building’s sustainability and must be detailed on architectural plans.
